| 2 | Servicing and Maintenance of Lift 02Nos (Make: Otis and Type G+3) Capacity 08 person (544 Kg) Installed at Adm Block. complete any repair and replacement any Parts including the following : (a) Renew all wire rope and chains (where fitted) as often as required to maintain an adequate factor of safety, to equalize the tension on all hoisting ropes, repair or replace conductor cables and hoist way and machine room elevator wiring. (b) Systematically examine/replace due to normal wear and tear and adjust the following components :- (i) Machine, Worm gear, Thrust Bearing, Drive Sheaves, Drive Sheaves Bearings, Brake Contact, Lining and Components. (ii) Motor, Motor Generator, Motor Windings, Rotating Elements, Commutator, Brushes, Brush Holders, Bearings, Coils, Resistance for Operating and Motor Circuits, Magnet Frames and other Mechanical Parts. (iii) Controller, Selector, Leveling Devices, Cams, relays, Solid State Components e.g. PCBs, Transducers, Resistors, Condensers, Power Amplifiers, Transformers, Contacts, Leads, Dashpots, Timing Devices, Steel Selector Tapes and Mechanical Driving equipments. (iv) Governor, Governors Sheaves, Shaft Assembly, Bearings, Contacts and Governor Jaws. (v) Car and Hall Mechanical Buttons, Car and Hall Position Indicators, Hall Lanterns, Car Direction Indicators and all other Car and Landing Signal Fixtures, as installed by OTIS. (vi) Deflector or Secondary Sheave, Bearing, Car and Counterweight Guide Rails and Buffers, Top and Bottom Limit Switches, Governor Tension Sheaves Assembly, Car, Counterweight and Counterweight Guide Shoes including Rollers or Gibs. (vii) Interlocks on Hostway Door, Hostway Door Hangers, Guide, Automatic Power Operated Door Operator, Car Door Hanger, Car Door Contact, Safety Shoe, Load Weighting Equipment, Car Frame, Car Safety Mechanism and Platform. (viii) To keep pace with fast-changing technology and in our effort to constantly upgrade our elevator systems to make it more user-beneficial constant R&D is under way. (ix) Furnish lubricants compounded. (x) Examine periodically all safety devices and governors and make all customary safety tests. Note: The bidder to attach following documents alongwith the tender documents :- (a) Authorised Contractor enlisted for lift operation and maintenance in any Govt Office. (b) Contractor to have authorised Certificate as enlisted Contractor by OEM (OTIS Elevator Company (India) Ltd). (c) Copy of work order of Maintenance and Operation / Annual Maintenance Contract executed in last three years any where in India alongwith satisfactory completion of contract certificate by employing Govt agency. (d) Period of Annual Maintenance Contract (AMC) is maximum 12 months. (e) Visit : Routine visits to be fortnightly basis. (f) On fault occurrence: fault to be rectified within 24 hrs.
