| 2 | (i) Repair / maintenance of Package type / Central AC plant including carrying out daily check and Periodical servicing by rep of OEM of the AC Plants at various locations to maintain in a reliable, safe and efficient manner using latest techniques & experts by carrying out planned maintenance in a systematic and controlled manner by regularly examing, testing, lubricating and adjusting of all the items of AC Plants with inculding repair/ replacement of all defective parts i.e all type of mechanical and electrical items. (ii) The contractor shall submit the Annual Maintenance Contract (AMC) alongwith tax invoice to the Accepting Officer through AGE E/M for approval under 10 (Ten) days of Acceptance of Tender. The AMC will be prior approved and no payment will be made to the contractor without submission of valid AMC Agreement . (iii) AC mechanic deployed at work shall be experienced in AC plant repairs and maintenance and fully equipped with required T&P. SCOPE OF WORK:- 1. All equipments under contact will be serviced five times during the contract period as per standarded check. 2. All break down calls will be attended to during the contract period. 3. The compressor will be checked for its proper functioning and if any defect is found the same will be replaced. 4. Safety controls such as pressure cut out, PCBs, display units, expansion valve, solenoid valve, control relays, contorl switches, thermostate any type, temperature gauge, all sensors, digital thermometer, flow switch , installed in refrigeration system , AHU room, water circulation system will be tested for proper functionig and in case of any mal-functining they will be replaced accordingly. 5. Air filters will inspected , cleaned properly. | ||
| 3 | SCOPE OF WORK:- 6. Cooling coil will be inspected , cleaned properly. 7. The blower motor will be checked and any defects noticed will be attended to. 8. The driver set of the blower section will be inspected, belt tension adjusted and belts changed to made functional. 9. Any defect in the electrical items such as contatcor, relays, PCBs, display units, controls wiring and other items in control panel of chiller unit will be attended and replaced . 10. Refrigerant gas will be topped up in the system as and when necessary. 11. Condenser water pumps with motor will be checked for satisfactory functioning , any minor repair to them, if necessary, will be carried out by Contractor without any extra cost. 12. Cooling tower nozzles will be inspectd and attended to for proper spray and replaced, if necessary. 13.Contractor will carry out cleaning of the cooling tower sump five times in a contract. 14. Any repairs in the condenser coil will be carried out by contractor without any extra cost. 15. Repairs to refrigerant pipiing will be carried out by contracator without any extra cost. 16. Descaling of the entire refrigeration system complete all as directed by engineer-in-charge. 17. Descaling of condensor after opening of both end cover, circulation of descaling solution using pump for circulating descaling solution and manually using nylon brush of size 1/4, 3/8, 1/2, 5/8 inch descaling rod etc without damaging copper tubing and refixing of side cover sheet of 3 mm thick and replacement of rusted nuts bolts etc. | ||
| 4 | 18. Descaling and flushing of cooling coil complete with chemical brushing to fins, bends and cleaning complete. 19. Repair/ Replacement of PCB card board of any capacity of package type ac plant. Note : - (i) Rectification of any breakdown of any AC plant will be rectify the fault and restart the plant within 24 hour after receipt of complaint. (ii) The cost of transportation (to and from) for all kind of necessery equipment/T&P shall be arranged/brought by contractor to complete the job at site or at E/M yard no extra cost shall be paid to the contractor to this effect. (iii) Complaint shall be lodged by telephonically, so contractor to specefy the telephone No who will receive the complaint . Rate quoted shall deemed to be inclusive of T&P required to carry out repair and staionery for upkeep of records etc. (iv) The Lowest Bidder will submit MOU on the stamp paper of Rs 100 as per specified performa given by the deptt from the OEM with in one month for 11 months, the contractor will liable be cancelled & further action to be taken as per the policy in vogue of the defaulter. (vii) The detailed AC mechanics name and their telephone No will be submitted to this Office to call on necessity. (viii) The complaint register will be maintained by the contractor and the contractor will obtain the compleint from JE/AGE E/M office on every working day at 0900 hrs or be infromed telephonically by the deptt at any time. Two Mobile Nos to be maintainined by the contractor to cmmunicate the complaints. (ix) The decision of the GE as to particular repair is minor/major will be final and biding. | ||
